The market is resilient

Our four local Robertson Smith & Kempson offices are busier than ever arranging over 2,000 viewings every month while handling the sales and lettings of over 1,700 properties each year. The teams work incredibly hard spending on average 180-200 hours to find our clients the best buyer or tenant.
 

‘The market is incredibly active at the moment as demand continues to outstrip supply,’ says Toby Littman at Robertson Smith & Kempson. ‘There is a huge draw from families wanting to live in Acton due to the fantastic schools. Young people are choosing to live here because of the excellent transport links on offer and the new Elizabeth line has only increased the number of people looking to buy in this area. For example, we recently sold a property on Woodhurst Road which received multiple offers within the first few weeks of marketing. Due to the nature of the market, there’s never been a better time to sell your property and so if you’re thinking of selling, have a chat with us. It’s important we set out a tailored marketing plan to suit your requirements and to achieve the best possible price. As for buyers, we are advising them to ensure their cash funds or deposit is readily available and have spoken to a good mortgage advisor for the best rates rather than going directly to their bank or building society. The London market has proven to be resilient over the last couple of years and demand has not slowed down. With this in mind, we expect a strong end to the year with 2023 being no different.’

 

‘Our lettings teams are also finding that demand is outweighing supply,’ says Priyesh Thakarshi at Roberston Smith & Kempson. ‘In recent months we’ve noticed a surge in enquiries from both UK and corporate tenants wanting to live on some of our most sought after roads including Shakespeare Road and Cumberland Road. This area offers a real sense of community that appeals to families and young professionals alike, while the range of transport links available only adds to the appeal. Our advice to landlords is to be prepared to act quickly, now is a fantastic time to secure a high-calibre tenant who also wants to sign a long-term tenancy agreement. For example, we were recently instructed to conduct a one-off viewing which resulted in a long-term tenancy with a corporate tenant, the landlord was thrilled with our service. We are advising tenants to be prepared with the relevant documents when viewing properties as this organisation and commitment can work in your favour if you choose to offer. We fully anticipate this busy market to continue as we head into the last few months of the year.’
