‘The New Year continuously proves to be a busy time for the property market as everyone starts planning their move for the year ahead, as a result of this we are experiencing a high number of buyer enquiries,’ says Toby Littman at Roberston Smith & Kempson. ‘Compared to the same time last year, available properties aren’t staying on the market very long and so we are advising sellers to present their property in the best possible light to help buyers visualise the space. Decluttering can make all the difference. Our advice to buyers is to be organised, they can do this by ensuring their finances are in place and have spoken with a mortgage advisor, being prepared shows commitment to the sale. We would also advise buyers to act quickly if they see something they like as well as being open to viewing different types of properties, they might surprise themselves and end up liking a property or feature they had previously discarded. We anticipate this busy market to continue through to spring and the following months.’
 

‘Similar to sales, in lettings we are seeing an extremely busy market with plenty of people registering their interests for a new property. There’s also an increase in more landlords wanting a valuation as we are achieving such impressive prices,’ says Priyesh Thakarshi at Roberston Smith & Kempson. ‘Within the last 12 months as employers offer flexible working more permanently, an extra bedroom or outside space has continued to dominate the priority lists of tenants. The volume of people looking for a rental property has also increased noticeably. We are encouraging landlords to look after their portfolios as well maintained properties attract good quality tenants. Prior planning is key for a tenant who wants to secure the property they like, bring along passports and be ready to pay a holding deposit if you see the right place. It’s not uncommon for us to be receiving multiple offers on a property so act quickly by putting your best foot forward or you risk missing out. As we head through 2022 we’re not expecting the market to slow as demand remains high and people continue to reevaluate their living environment.’
