Pent up demand continues

‘The autumn market has remained incredibly busy, with more properties coming to the market in recent months which have been needed to meet the demand from buyers,’ says Toby Littman, Sales Director at Robertson Smith & Kempson. ‘We are seeing lots of first time buyers and families out viewing who are keen to secure a property by Christmas so we are anticipating a busy end to the year. A noticeable trend amongst buyers at the moment is the desire for outside space which of course commands a premium. The stamp duty holiday has definitely accelerated both sellers and buyers motivation to move as many look to take advantage of the savings. There’s really never been a better time to sell your property.  We will give you realistic advice along with a tailored marketing strategy to ensure the best possible price for your property is achieved. Some of our recent successes have included the sale of a three bedroom apartment which was on the market with multiple agents. We generated multiple offers and were able to secure over the asking price.’ 

‘The pent up demand from the lockdown back in spring has persisted and we’re still seeing high volumes of tenants searching for their next home,’ says Priyesh Thakarshi, Lettings Manager at Robertson Smith and Kempson. ‘We’ve seen lots of landlords come to the market at realistic prices in order to secure a long term tenancy with minimal void periods. There are plenty of options for tenants to choose from at the moment, so we recommend acting fast when they see good value, location or both. Although stamp duty hasn’t affected the lettings market directly, there are a lot of buy to let investors taking advantage of the savings and adding to their property portfolio, eager to complete before 31st March.’
