High demand from buyers and tenants

Our four local Roberston Smith & Kempson offices are busier than ever arranging over 2,000 viewings every month and handling the sales and lettings of over 1,500 properties each year. The teams work hard spending on average 180-200 hours to find our clients the best buyer or tenant.  
 
‘The market remains incredibly busy with a large amount of motivated buyers keen to secure their next home,’ says Toby Littman at Robertson Smith and Kempson. ‘After the last year, many people are re-evaluating their lifestyles and living situations, there has been increased demand for properties with home offices or gardens. Over the years Acton has been the subject of development and transformation with Acton Gardens, Crossrail and the anticipated HS2 in the future. We’re seeing lots of families moving in and around Acton for the great local schools alongside young professionals who want to be near excellent transport links. If you are looking to sell within the next couple of years, we are advising sellers to put their property on the market to take advantage of the government incentives and the traditional busy summer period. Due to the nature of the current market it’s important for buyers to act quickly to ensure they don’t miss out on their dream home and to be in the strongest position possible when they offer. They can do this by instructing solicitors and by speaking to a mortgage advisor. As we head into the summer market, we don’t anticipate the end of the stamp duty holiday to have a negative impact at all, if anything we’re expecting it to get busier as there is so much demand from buyers needing new properties to meet their requirements, they are still moving regardless of stamp duty.’ 
 
‘We’re experiencing an extremely busy and competitive market with fantastic prices being achieved,’ says Priyesh Thakarshi at Robertson Kempson and Smith. ‘In the past several years there have been new developments in the area which has resulted in noticeably more tenants who are interested in living in Acton. This is helped by the fact that landlords are wanting to secure long term investments and we have the tenants to make this happen. Similarly to sales, we’ve seen many families, both local and overseas, moving to the area for fantastic schools and young professional couples who want to be near great transport links for easy access, in and out of the city. In order to secure tenants quickly, we highly recommend the landlord's dress and decorate their properties to ensure they are shown in the best possible light. There is lots of legislation for landlords to comply with and any member of the team at RSK will be able to help with queries and make sure all your documents are up to date. It’s equally important that tenants are prepared with references ready which will assist in being able to make fast decisions in order to proceed. We are seeing some tenants miss out on properties because they hesitated in coming forward with an offer and when they do the property is no longer available. As lockdown restrictions continue to ease, we anticipate an increase in demand for rental properties and expect a busy summer ahead.’
