‘With children back at school and lots of people heading back into offices, we have witnessed a renewed focus from buyers and sellers keen to move before Christmas and the end of the year,’ says Toby Littman at Robertson Smith & Kempson. ‘Throughout the years Acton has increased in popularity due to great transport links, excellent local schools and the wide range of properties. Most of our buyers include families who are hoping to secure large homes, others include first time buyers and investors looking for new build apartments. Our advice for sellers preparing to bring their property to the market is to declutter. Present the property in the best possible light for all appointments from photography to viewings. We are advising buyers to act quickly when they see something they like as they’re unlikely to be the only interested party. Also, be open to looking at different types of properties and keep in touch with us, not all of our listings are online, for example we recently sold two properties in Poets Corner on Goldsmith Avenue, one of Acton’s most popular roads, before the houses had launched online. We anticipate demand for the rest of the year to remain high as people’s focus shifts to securing a property before Christmas.’

Properties with outside space remain highly desirable and these continue to receive multiple offers and are achieving over the asking price. Over the years we’ve witnessed many more tenants move to Ealing from central London the closer Crossrail is to being finished. New developments have been established as well as outstanding schools which attract young professionals and families alike. Our Corporate Lettings and International Relocation team have been fantastic with aiding corporate families moving to London who are looking to secure high end three or bedroom homes. We are advising our landlords to ensure their property is offered in the best possible condition. There is plenty of choice for applicants so a clean, well maintained property is likely to attract tenants who are willing to pay the asking price or above. Our advice to tenants is be prepared to act quickly, if you love a property, chances are others will as well so make an offer and put yourself in the best position to move forward. One of our recent success stories includes a property on Craven Avenue that was recently on the market with multiple agents, the landlord allowed us a day of viewings. We successfully secured a long term tenancy at the full asking price to a high profile client. The landlord was so impressed with our service she has instructed us to let and manage other properties in her portfolio.’
